It seems like the construction of the Durham Bulls Athletic Park did indeed help in the revitalization of the downtown Durham area. Although does the cost of the ballpark really proportional to the gain? You mentioned the increase in tax revenue, but what about other intangible positive externalities?
On top of this, do you think there might be other factors contributing to the growth of the downtown area? I think such an analysis would be quite deep.
Could the success of the local team also have a significant effect on how successful the athletic park is in generating industry and spurring a revitalization? It would be interesting to examine this in comparison to other major ball parks and their teams across the countries.
It’d be interesting to do some comparisons with other cities and sports facilities with your analysis in order to understand how things could go wrong or right.
